About the role

As a Sr. Commercial Mortgage Loan Closer you will be responsible for managing the coordination, documentation and closing of a large portfolio of commercial real estate loan investments that meet the company’s documentation and due diligence standards as well as providing training/mentoring for less experienced team members. Achieve this by actively managing the timely receipt and analysis of due diligence items to identify exceptions, analyze the risk of exceptions and employ a resolution or make recommendations for resolution and elevate as necessary. Additionally responsible for the selection and preparation of the standard loan documents to accurately reflect the terms of the transaction.

  

What you will do

  • Actively manage a large portfolio of commercial real estate loans through the effective communication, tracking and coordination of due diligence items with internal and external parties and resolution of issues as needed to meet closing deadlines.
  • Project timing of closings with high degree of accuracy to enable realistic forecasting of cash needs.
  • Review title insurance commitments and exception documents to assure the loan is in first lien position and not subject to hidden defects or monetary encumbrances that may impact the security for the loan.
  • Complete standard escrow instructions containing the permitted exceptions and required endorsements based on property type, and location. Review survey if applicable.
  • Responsible for evaluating and deciding whether or not a loan qualifies for limited scope environmental report.
  • Review, analysis and approval, or elevation as appropriate, of the findings of the environmental review consultant for phase I site assessments or the limited scope reports.
  • Review and analysis of the property condition assessments for loans over $5M to evaluate the condition of the collateral, identify defects or deferred maintenance and coordinate with underwriting to evaluate the impact and effectuate proper resolution.
  • Review borrower and guarantor formation documentation to ascertain the appropriate powers and designated parties permitted to execute documents on behalf of the entity.
  • Select and prepare standard loan documentation to properly incorporate the approved terms and requirements of the loan; identify and include alternate terms/language when necessary.
  • Review Property and Liability insurance coverages to ensure they meet Symetra’s requirements and work with mortgage bankers to obtain revisions as needed; draft Side Letters in cases where variances to standard requirements are approved.
  • Prepare Subordination, Nondisturbance, and Attornment Agreements for all Major Tenants and negotiate non-standard forms of SNDA with assistance from Symetra’s legal counsel; track receipt of and review Tenant Estoppel Certificates for all commercial tenants to confirm underwritten lease terms and work with Analyst and Originator to resolve any issues noted in the Estoppel Certificates.
  • Execute funding process including the finalization and transmittal of final loan documents, calculation of funding wire, communication with escrow, system inputs, file organization, verification of document execution and wiring procedures.

Compensation

Salary Range: $75,300 – $125,600 plus eligibility for annual bonus programs

Who you are

  • 5-6 years in closing commercial real estate loans.
  • Certification required: Notary Public
  • Conversant knowledge of commercial real estate loan closing process, including the review and analysis of entity formation documentation, title insurance, surveys, engineering reports, property and liability insurance, due diligence requirements and standard loan documents.
  • Ability to select and prepare the correct standard loan documents to accurately reflect appropriate loan terms & requirements.
  • Oral and written skills enabling positive one-on-one interaction and effective communication of expectations and actions.
  • Demonstrated customer service experience.
  • Attention to detail and accuracy when performing verification of due diligence items, and document drafting.
  • Ability to establish priorities and manage multiple transactions at a time.
  • Strong organizational skills.
  • Ability to manage time and work independently to complete tasks and meet multiple deadlines.
  • Computer skills – strong proficiency in Microsoft office products including Word, Excel, Outlook, Internet Explorer and Dynamics as well as Adobe Acrobat (PDF files).
  • Highschool diploma required
  • This is a remote role with required travel to the Bellevue office for in-person events a few times per year.
